Buying a home? Don't forget to have a home inspection done. Some home buyers wonder if the home they are looking to purchase needs to be inspected.

Every home has some issues, what a home inspection does is look for major defects such as faulty wiring or moisture entering the structure. The home inspection will also address items such as inoperable windows and doors along with leaking plumbing fixtures.

1) Insist that your client have a professional home inspection performed, including ancillary inspections such as mold, radon, termites (WDI) etc.

2) Recommend the high- value inspector, not the low-priced inspector. Trying to save your client $100 on an inspection could cost them $10,000 in missed repairs.

By preparing your home ahead of time you can speed up the sale of your home and you will have less concerns that will delay closing.

1) Make sure that the utilities are turned on such as the water, electrical and gas.
